located on a high bluff overlooking a tidal estuary, this project reconsiders a residence originally constructed with economical finishes in the late 2010s. the renovation addresses spatial inefficiencies by reconfiguring a segmented great room and primary suite to better accommodate both public and private functions. expanding glazing at the rear of the house seeks to better capture the dramatic viewshed and to blur the boundary between indoor and outdoor spaces.

at the interior, the neutral but textural material pallete seeks to emphasize the clean architectural lines that were introduced throughout the house. the restrained material warmth complements the shifting sapphire tones of the water beyond.
